Vacation Policies and Procedures


Check-in is at 3:00 pm on your arrival date. Check-out is 11:00 am on departure. All payments made must be either check, cash, money order, cashiers check or Visa/MC. Thank you.

Rents Due:

All rents and services are due 14 days prior to your reservation arrival date during non-holiday periods and 30 days prior to arrival during holiday periods. Your reservation may be cancelled for your failure to remit the required advanced rent and services payment in the prescribed time period.

Security Deposit:

Your security deposit is refundable within twenty-one (21) days of the premises are left in the same condition as upon arrival. Cleaning charges exceeding our normal housekeeping fee will be deducted from the deposit after your departure IF extra cleaning is necessary.

Early Check-in/Late Check-out:

By prior arrangement and subject to availability, early arrival at noon or a late check-out at 4:00 pm can be booked for a charge of $35.00. An unauthorized late check-out will result in a full nights charge.

What to Bring:

You will need to bring your own bed linens, bath and kitchen towels and paper products. Our cabins are privately owned, completely furnished and fully equipped for housekeeping. Blankets and pillows are provided.

Cancellation Policy:

Cancellations must be made at least (14) days prior to your reservation date during non-holidays and (30) days prior to reservation date during holidays periods in order to receive a refund of your security deposit and reservation payments minus a $50.00 cancellation fee. All cancellations made after, either the (14) or (30) day requirements will forfeit all monies paid.

We reserve the right to substitute or in extreme emergencies, cancel any reservation should unforeseen circumstances occur that are beyond our control. We will not be held liable for power outages, storms or appliance malfunctions or any condition which might render the cabin less than fully operational (including hot tub unavailability, if applicable). We are not responsible for the loss of money, jewelry or other valuables of any kind. Changing from one cabin to another after check-in by the renters necessitates a $35.00 fee, which will be deducted from the security deposit.


PETS ARE NOT ALLOWED. In the event you bring a pet, the pet must be boarded at a local kennel and cannot be brought onto the premises of the rental property. Your security deposit will be forfeited should we discover you violated this rule - no exceptions!!!

Occupancy Policy:

If you bring more people than the reservation has been booked for, you will be required to pay the additional charges per our cabin rates schedule or asked to leave immediately if your party exceeds the maximum number of persons allowed, in which case, your rent and deposit will be forfeited - NO EXCEPTIONS!!!


All of our cabins are non-smoking only. Smoking in a non-smoking cabin will result in the forfeiture of the security deposit.


Trash is to be placed in refuse cans provided with the lids secured. Please note the trash pick-up schedule provided in your packet.

Additional fees:

Additional fees are charged by the Homeowners Association of Blue Lake Springs, and Big Trees Village for use of their recreation facilities. Please contact us for a schedule of summer activities and fees.

Winter Conditions:

It is always advisable to carry chains for your vehicle during winter months. In case of snow, the driveway of your rental will be plowed to allow for parking of two cars only on the day of your arrival. Parking on the streets is not allowed in any subdivision of Arnold. Clearing for the parking of other vehicles in your party will be your responsibility. Please be advised that we cannot be held responsible if the county blocks the driveway with a snow berm after we have plowed the driveway.

Please check individual cabins for rates. Hotel tax are 12%.
